Ask a Coach: Is The STaRt Smart Program Right For Me?
Self-managing your own property is not as difficult as it sounds, as long as you have all of the elements set up correctly; and, that is what we teach you to do in the STaRt Smart Program. However, it is definitely not for everybody, so before you decide that this is the path you want to take, ask yourself a few questions:

Do I have a flexible schedule that would allow me to answer a few calls a week at random times in the day? (We help minimize the number of calls you'll receive, but you can't eliminate them all!)

Do you enjoy customer service and sometimes dealing with difficult people? Most guests are awesome, but occasionally you'll get one that is a challenge.

If there's a leak in the house while the guest is there, or the TV isn't working right, are you going to be able to think and act under pressure? (You'll have a team in place to take care of the actual issue, but you have to be cool and collected enough to coordinate it.)

Will I actually have a real person working with me or is the material delivered by online courses?
Both! We you will have a real-live coach working with you! You will work personally with Bobbi and/or Stacy who will coach you via 1:1 Zoom calls through the entire setup process for your listing. We will also share with you support materials such as videos to help reinforce what you learn in our coaching sessions.
How long does it take to set up my property so that I can start taking bookings?
Your short-term rental is a big investment that only starts making you money once you are renting it out. Trying to get your business started on your own with no help can often be overwhelming and takes months (even years) of trial and error to get it right.
Our STaRt Smart Host Coaching Program shortens the learning curve and helps you get your short-term rental listed and renting in just weeks! And, best of all, we teach you to do it right the first time. The program is self-paced and our coaches allow several calls per week if you are looking to speed up the process a bit. In general, we encourage our clients to allow 3-6 weeks to set up the listings and learn the systems.
What if I have more than 1 property to set up?
Our STaRt Smart coaches will help you set up one property as part of the program. We suggest that you duplicate what you learn in each lesson immediately following the session on the other properties while it's fresh in your mind. You will also have video lessons to refresh your memory if you are setting up the other properties at a different time. We offer paid hourly sessions if you use up your initial hours and need more coaching to set up the other properties, as well.
I'm own this property with a spouse/partner. Can we do the STaRt Smart program together?
Yes, we encourage it!
Do you offer any other property management software coaching besides OwnerRez?
At this time we only offer OwnerRez set up because we believe it is the best in the industry! You can read my review here.
Should I go ahead and set up my Airbnb and VRBO listing before getting started?
No, please wait until you start with us! We will first set up your listing in OwnerRez, and everything will feed into Airbnb and Vrbo, and your direct booking site once we API connect it.
What if I already have an Airbnb listing set up? Can I still use OwnerRez?
Absolutely! OwnerRez will make it even easier to manage your listing and communication with your guests! We can import your listing to OwnerRez and make improvements to the listing and booking process from there!
Do I need to be tech-savvy?
Most of the systems we will set up with you in The Utmost Host's STaRt Smart Host Coaching Program are software platforms so it is helpful to be somewhat comfortable with technology. We will guide you the entire way until you feel comfortable using all of the software on your own.
I've been self-managing for a while and feel confident about my hosting skills. Can I get help with only setting up OwnerRez?
Yes, we can teach you how to set up your OwnerRez with Hourly OwnerRez Coaching. You will not receive any of the extra host training that we offer in our full STaRt Smart program, however. This service is only available to owners who have been hosting for at least 1 year and have a 4.8+ rating on Airbnb. Otherwise, we feel it's imperative you learn the whole system to get the most out of our coaching.
Do you offer a service where I can set up OwnerRez on my own and you can check it over to make sure I did it right?
We do not offer this service because we find that owners who attempt to set up OwnerRez on their own make small mistakes that are difficult to go back and identify in coaching sessions. These mistakes usually show themselves when a guest booking goes awry. We highly suggest you use our services in the STaRt Smart Host Coaching Program, and do it right the first time rather than having to troubleshoot when you have actual paying guests!
